[請問] 與房東簽約,房東出事不履行合約該怎辦?

我爸之前是從事電鍍相關工作,因為已經出師想自己開一家電鍍工廠
但是因為電鍍需要有排放廢水執照,才算合法
不過一張執照需要花好幾百萬,做好排水設備和汙水系統才有可能申請成功
故我們在彰化彰草路上,找上有一家也是電鍍工廠(知名且已經做5-10年以上)
房東老闆說他工廠內有一塊區域用不到,可以租給我們
